Naples Real Estate Report for September 2010

SEPTEMBER MARKET UPDATE


CLOSED SALES:

  • Closed sales units through September are up 19% over the same period in 2009 and the highest for the period since 2005.
  • Closed volume year-to-date is up 26%.
  • Average sales price for the first nine months is up approximately 6% over 2009.
  • Closed sales for the month of September are down 17% from September 2009, but remain the fourth strongest September since 2000.
  • Closed sales priced above $ 1 million are up 38% through September when compared to prior year.

PENDED SALES:

  • Pended sales units for September are down 15% from September 2009.
  • The total number of pended sales year-to-date September is the highest for the period since 2005.
  • Pended sales for properties priced above $ 1 million are up 27% through September over prior year.

NEW LISTINGS:

  • The number of new listings placed on the market in September is down 5% from September 2009.
  • The total number of new listings taken year-to-date September is at its lowest level for the period since 2005.
  • Total available inventory in the Naples, Bonita Springs, Estero market on October 1, 2010 represents a 6% decline from October 1, 2009.

July 2010 Naples Real Estate Report

The Naples/Bonita/Estero market experienced a slowdown in pended sales in July, some of which is typical for the period of the year.  Sales were impacted by the oil spill news (although there was never a threat to Naples and Southwest Florida).  Now that the issue has been resolved, we fully expect that sales will resume their seasonal norm and that we will experience a robust fourth quarter! 

Prices remain at record lows, and selection remains reasonably good in most areas.  You will note from the Neighborhood Snapshot Report that additional neighborhoods continue to achieve a balanced, or nearly balanced, status regarding supply and demand.  There are already several with less than a one year supply based on absorption levels for the past 12 months.  (A one-year supply is considered a very stable market.)

Inca's Kitchen

Five stars!  If you enjoy discovering restaurants that are hidden gems, do I have the place for you!  On the par with any 5th Avenue dining experience, Inca's Kitchen will tantalize any gourmet's palate.  Located in a non-descript strip mall on 951, this Peruvian eatery truly captures the infamous cuisine for which Peru is recognized.

Our choice of appetizer was the fish ceviche, which was mouth-wateringly fresh. The dish could easily serve three people.  My choice of entree was "cpnchitas a la parmesana" (scallops topped with parmesan cheese and served on the half shell). It was to die for! My companion selected the "pescado a lo macho", fresh grouper that was presented as artfully as all their entrees. My advice is to indulge in a dessert at Inca's Kitchen ...They are out of this world!

Make it a point to visit this exceptional Peruvian restaurant; you won't be disappointed!

Located on 951, less than 1/2 mile north of Golden Gate Parkway.

St. Patrick's Day in Naples Florida

St. Patrick's Day in Naples, Florida is a much anticipated event! The entire city dresses in green to enjoy the two-hour parade along Third Street and Fifth Avenue in Old Naples. In addition to school bands, as well as local clubs and organizations, many college alumni groups are represented from Massachusetts, New Hampshire, Florida and Indiana. Afterwards, festivities continue at the many downtown establishments.

Naples Florida Real Estate Market Report

Market Report – February 2010 for Naples, Bonita, Estero Market Areas

CLOSED SALES

  • Closed sales for the month of February are up 24% over February 2009.
  • Year-to-date February closed sales units are up 40% over same period 2009. Volume is up 41%. This is significant because even though sales began to escalate in the last half of 2009, at the end of the year volume was still down compared to the previous year. During the first two months of 2010, volume is up, as well as the number of pended and closed sales.
  • All price segments posted increases in closed sales over prior year for the first two months of 2010.
  • Median sales price is down less than 3% from year-to-date February 2009, while Average Sales Price shows a slight increase.
  • Closings for properties priced over $1,000,000 increased 32% during the first two months of 2010 when compared to the same period last year, and volume in that segment is up 39%.

PENDED SALES

  • February pended sales are up 32% over February 2009.
  • Year-to-date pended sales are up 40% over the same period in 2009, and the highest since 2005.
  • Year-to-date pended sales posted increases in all price segments. The smallest increase was for properties priced under $250,000, and the largest for properties priced above $5,000,000. Properties priced above $1,000,000 recorded a 63% increase in the number of pended sales. For the same period in 2009, all price categories were showing decreases, with the exception of properties priced under $250,000.

NEW LISTINGS

  • The number of new listings taken in February is the lowest for the month since 2005.
  • The number of properties placed on the market during the first two months of 2010 is down 10% from the same period last year.
  • On March 1, 2010, available inventory in the combined Naples, Bonita Springs, Estero market stands at 10,637 units (5,407 condominiums and 5,230 single family homes). This represents a 24% decrease from March 1, 2009.
  • All price ranges show decreases in available product.

Naples Distinguished Speaker Series

One of my favorite activities during the season is Naples Town Hall Distinguished Speaker Series.   This year's slate of participants has been exceptional.  Former Prime Minister of Israel, Ehud Olmert, gave a riveting explanation of "Why Israel Matters."  President George W. Bush and his brother, Former Florida Governor Jeb Bush, spoke candidly about their experiences in office, moderated by FOX News Washington correspondent, Jim Engle.

On February 28th Philippe de Montebello, the longest-serving director of the Metropolitan Museum of Art, captivated the audience with his stories of acquiring art collections and orchestrating exhibits.With my year of studies at the Prado Museum in Madrid, Spain, I found it especially interesting to learn that Montebello became the first scholar in residence at The Prado.

With his early education in France, Philippe de Montebello later studied at Harvard University and New York University's Institute of Fine Arts.  His biography states that "during his celebrated tenure, the MET nearly doubled in size, greatly increasing its exhibition space, and acquired significant collections and individual masterpieces."

Aside from his position with the Prado Museum, Mr. de Montebello "joined the board of trustees at the

Musée d'Orsay in Paris.  In 2009, he entered academia, becoming the first Fiske Kimball Professor in the History and Culture of Museums at the Institute of Fine Arts of New York University and as a special advisor for NYU's Abu Dhabi campus.  Mr. de Montebello also continues to lecture internationally on art, museums and cultural matters."

I now have a greater appreciation for "The Hidden MET" and the extraordinary effort that goes into its exhibits.  The programs offered by Naples Town Hall never cease to impress me!

Naples Florida Real Estate: 2009 Annual Market Report

Positive Year-End Report!

Closed and pended sales showed a steady increase throughout 2009.  Pended sales of properties in all price segments up to $1,000,000 showed increases.  Properties priced over $1,000,000 began showing signs of improvement in August and posted increases over same month, prior year during each of the ensuing months.  Based on website inquiries, phone calls and showing activity, we expect this segment to continue to gain momentum in 2010.

Naples Florida Real Estate Market Report for December 2009

Market Report, December 2009

Closed Sales

Closed sales units are up 42% over year-end 2008.  Volume of closed sales is down 3%.  Closed units for December marked the highest month since December 2004 and the second-highest December on record.


Pended Sales

December pended sales are the highest December on record.  Units pended during the month are up 52% over December 2008.  December pended sales units over $1,000,000 are up 86% over prior year December.  This is the fifth month to record an increase over prior year in this price segment.

New Listings

The number of new listings placed on the market in 2009 is down 10% from 2008.  New listings taken in December are the lowest for any December since 2004.  Every price segment except properties priced under $250,000 showed a decrease in the number of new listings compared to 2008.  Active listing inventory on January 1, 2010 represents a 24% decline from January 2009.

Ehud Olmert in Naples, Florida

This is why I feel so fortunate to live in Naples....

Last night I had the extraordinary opportunity to hear Ehud Olmert speak on the topic, "Why Israel Matters."

The former prime minister's presentation was the most powerful message I have heard over the past seven years by any of the internationally renowned presenters at this forum.  It is a testament to the culture of Naples that dignitaries of this stature fly across the world to speak at the Naples Town Hall Distinguished Speakers Series
