September market posted more good news as pended sales units soared to an all-time high!. The over $1,000,000 price segment showed gains in pended sales (over prior year) for the second consecutive month.. As most news sources now promote our area as one of the most undervalued markets in the nation,. we are experiencing increased buyer interest and activity.. All of this bodes well for an active season in which it is likely that inventories in some areas will return to historically normal, or below normal levels.. Price remains the driving force in the current market, so it is important that sellers adjust prices to take advantage of the many qualified buyers who are looking at Southwest Florida.

The market continued to gain momentum in the second quarter, posting a 27% increase in closed units over second quarter 2008.
CLOSINGS AND INVENTORY
Closed sales reached their highest quarterly level since 2005, with a 48% increase over first quarter 2009, and a 27% increase over second quarter 2008. The increase over first quarter is the highest in 10 years, and substantially above the average historical change from first to second quarter. Properties priced below $250,000 continue to represent 63% of all second quarter closed sales. However, for the first time since the onset of the market correction, available inventory in this segment appears to be stabilizing. At the end of first quarter 2009, the category was showing a 26% increase in inventory over Q1 2008. By the end of the second quarter, this had dropped to a 4% decrease over same period 2008, A decrease in inventory in this segment is very positive, and once sustained, will benefit the market at large.

CLOSED SALES FOR JUNE:
• Average sales price in June is the lowest in the 10 year period for which we have data (2000 – 2009).
• June closed sales units are up 35% over June 2008.
• Closed sales units year-to-date June are up 26% over year-to-date June 2008.
• Median sales price is down 42% from June 2008 and remains has remained constant at approximately the same level since January.
PENDED SALES FOR JUNE:
• Pended sales units for June are up 80% over June 2008.
• Pended sales units year-to-date June are up 70% over the same period last year.
• The price segment below $250,000 continues to dominate with 66% of pended sales through June falling into this category.
• June pended sales are the highest for the month during the 10 year data period (2000 – 2009).
NEW LISTINGS FOR JUNE:
• New listings taken in June are down 5% from June 2008. Active listing inventory on July 1, 2009 for the combined Naples/Bonita Springs/Estero market area stands at 11,394 (5844 condominiums and 5550 single family homes). This represents a 17% decrease in condo inventory and a 15% drop in single family housing inventory when compared with June 2008.

Just returned from a trip ...
Naples is gearing up for a big celebration this weekend! The annual 4th of July parade begins at 10:00 A.M. Saturday at Third Street South and Broad Avenue, continues to 5th Avenue South, and ends at Cambier Park on 8th Street South.
The fireworks display at Naples Pier traditionally draws tens of thousands to the beach from Lowdermilk Park south to Gordon Pass. Many boaters enjoy the spectacular pyrotechnics from their vessels in the Gulf. In case of inclement weather, the display will be held on Sunday.
