July 2010 Naples Real Estate Report

The Naples/Bonita/Estero market experienced a slowdown in pended sales in July, some of which is typical for the period of the year.  Sales were impacted by the oil spill news (although there was never a threat to Naples and Southwest Florida).  Now that the issue has been resolved, we fully expect that sales will resume their seasonal norm and that we will experience a robust fourth quarter! 

Prices remain at record lows, and selection remains reasonably good in most areas.  You will note from the Neighborhood Snapshot Report that additional neighborhoods continue to achieve a balanced, or nearly balanced, status regarding supply and demand.  There are already several with less than a one year supply based on absorption levels for the past 12 months.  (A one-year supply is considered a very stable market.)
