With regard to current real estate inventory in the Naples and Bonita Springs area, the October numbers show that overall listings are down in 2008 as compared to 2007. The two categories that reflect an exception to this are single family homes and condos under $250,000 (largely due to short sales and foreclosures) and single family homes over $5 million.
Additional good news is reflected in the ratio of pended sales to new listings taken. Dottie Babcock of John R. Wood Management states, "Year-to-date October 2007, there was one sale for every four new listings taken., whereas in October 2008 that ratio has improved to one sale for every three new listings taken."
